Sectional title is essentially separate ownership of units or sections within a complex or development. When you purchase into a sectional title complex, you are purchasing a section or sections as well as an undivided share of the common property. These are collectively known as units. Sectional title dwellings can comprise of mini sub-type houses, semi-detached houses, townhouses, flats or apartments, and duet houses.
Sectional title developments are governed by a Body Corporate, which is the collective name given to all the owners of units within the complex. The Body Corporate is responsible for managing of the scheme including overseeing the finances. In some instances, a managing agent is appointed to assist or take complete control of the duties of the Body Corporate, which includes collecting the monthly levies from the unit owners, paying the scheme’s insurance premiums, facilitating and arranging meetings, and finally ensuring compliance with the Sectional Titles Act. The Managing Agent or Body Corporate must ensure that all owners and any tenants comply with the rules of the Body Corporate.
